What we do before a sale

Three kinds of work make the biggest difference to how a home looks to buyers: paint, styling and the garden. That is what we do most, and we arrange other trades when a home needs them.

A bedroom with fresh neutral walls, timber floors and a brick fireplace

Painting

Paint changes the feel of every room and shows buyers the home has been looked after. We patch and prepare first, then paint in light, neutral colours that suit the house and photograph well.

  • Interior walls and ceilings
  • Trim, skirting, doors and windows
  • Feature walls and colour advice
  • Exterior walls, fences and the front entrance
  • Patching and plaster repairs

Styling

Styling shows buyers how each room can be used and how big it really is. We bring the furniture, art and soft furnishings, set the home up for photos and opens, and take it all away after the sale.

  • Whole-home or key rooms only
  • Delivery, set-up and collection included
  • Virtual styling for empty rooms, from $50 an image

Gardens and street appeal

The front of the home is the first photo in the listing and the first thing buyers see at the open. We tidy it, green it up and clean it so the home looks cared for from the street.

  • Garden clean-up, pruning and green waste removal
  • Garden beds, steel edging and retaining walls
  • New turf, mulch and planting
  • Pressure washing paths, driveways and decks
  • Fence repairs and painting

When a home needs more

Some homes need a little more than paint. We bring in the right trade, manage the job and include it in the same fixed quote, so you still deal with one person.

Flooring

Replacing worn carpet or dated tiles with timber-look hybrid, vinyl or new carpet.

Kitchen and bathroom refresh

Cabinet repainting, new handles and tapware, re-grouting and new fittings. The look of an update without the cost of a renovation.

Repairs and cleaning

The small jobs that buyers notice: sticking doors, cracked plaster, tired silicone, and a full clean at the end.

Questions people ask first

If yours is not here, call us on 0491 089 110.

How much does it cost?

It depends on the home. An apartment and a house are very different jobs, so we do not guess. Send us photos and room sizes through the quote form and we will give you a fixed, itemised price for your home within 24 hours.

How do I pay?

50% to start the job and 50% when it is finished. We do not offer pay at settlement, which also means there is no finance, no interest and nothing taken out of your sale.

How long does it take?

It depends on the work. Tell us your photography date when you ask for a quote and we plan the job back from it. If the timing is tight, we will say so in the quote.

Do I need to move out?

Usually not. We work room by room and keep the home usable. For a bigger job we may suggest a few days away so it goes faster, and we will tell you that in the quote.

Which areas do you cover?

Melbourne’s south-east, including Bentleigh East, Carnegie, Malvern East, Brighton and the suburbs around them. If you are not sure whether we come to you, send the suburb with your quote request and we will tell you the same day.

Can you work with my agent?

Yes. We deal with your agent directly if you would like us to, and time the work around the photography and the first open.

Is there a minimum job size?

No strict minimum. Most people start with painting and add styling or garden work to suit the home.

Not sure what your home needs?

Send photos and we will tell you which work is worth doing and which is not, with a price for each.
